Colin Williams, Director
Colin has 20 years of experience in the UK property market and an impressive record in team management and service delivery. His career path to date has seen him working as the regional manager for the UK’s largest agency chain and managing both rural and city based agencies. This has given him an exceptionally detailed knowledge of the local property markets in Hampshire, Berkshire and Surrey and an appreciation of the importance of continuous professional development for property professionals.
Andy Nouri, Director
Andy Nouri trained in Real Estate in the USA and has a post graduate degree in Economics. As a professional realtor working both in London and abroad he has represented a host of Private Clients in a wide range of property transactions covering sales, land, acquisitions and fund sourcing. He has a huge network of business contacts (concentrated in the Middle East, the Far East, China and Russia) who can testify to his “quality over quantity” approach to his work.

We are careful to select the most appropriate marketing channels for each property. While we have access to all the major property websites (such as Rightmove, PrimeLocation and Zoopla) they will not necessarily provide a reliable route to the person who is likely to buy your particular home. Therefore we prefer to identify the most suitable channels on a case-by-case basis from a range of worldwide options, including online portals, national and international newspapers and supplements, society and lifestyle magazines and other-language marketing material produced through our associated offices and international contacts.

First impressions really do count. If your property is placed with Williams Realty you can be confident that every aspect of the marketing will be of the highest quality, with professional photography, helpful descriptions and background information and perfectly represented floor plans. We will then use the marketing collateral we have created (and you have approved) to promote the property on the platforms and in the publications that we consider most appropriate, which will depend on the nature of the property for sale and where we believe the perfect buyers will be looking.

Design led sales brochures
Our sales brochures are always bespoke and guided by the style and size of the individual property. However they all include a well written and detailed description of your property, professional photography, accurate floor plans and an Energy Performance Certificate (EPC) prepared by a qualified domestic energy assessor and home inspector. Home owners are always invited to contribute any additional information that may be of interest to potential purchasers in a dedicated ‘Sellers Comments’ section, as they are best placed to say what it is like to live in this home, in this location.
If you place a property for sale with Williams Realty your Account Manager and other members of the agency team will visit the property and prepare fact files so they are equally equipped to escort viewers and respond to frequently asked questions. They will then handle all viewings on your behalf to ensure￼your own busy schedule is not interrupted.
After the viewing the potential buyers will be invited to respond to a short survey with their thoughts on the property, which will be documented on a viewing feedback form along with any other comments. This will keep you informed on our progress and give the sales team useful information to assist with subsequent viewings.
Online progress tracking
Once an offer is accepted the sales process begins, and this can be time consuming due to the volume of paperwork and number of organisations and people involved, from solicitors and financial advisers to lenders and other agents.
Your Account Manager will work closely with the Williams Realty administrative team to monitor the progress of the transaction and do anything that is necessary to facilitate matters. Once we have confirmation that each stage has completed we will update the information in your electronic case file and update you on request.
Landlord’s Portfolio Management Services
If you are a landlord who lives out of the area, or you do not have time to manage your portfolio on a day-to-day basis, we can provide the hands-on service you need for complete peace of mind.
Our lettings team will be responsible for finding, interviewing and reference checking tenants, preparing contracts, collecting rent, organising inventories, liaising with utilities companies and other service providers and all other aspects of the tenancy administration. They will also carry out regular inspections and commission any repair or maintenance work required to keep your property in good condition (or to fix or replace items that you have supplied for the tenants to use) using funds that you have set aside for such work.
In short, they will do everything that is required to protect your investment and your business interests.

The Williams Realty land and property development team provide an extended service for those who wish to build a bespoke home. We are also able to provide a complete solution for experienced developers.
Our development services cover land sourcing and acquisition, planning and architectural support, construction company recommendations, full project management and active marketing throughout the development phase.This means that we can provide you with a full beginning to end development service, from sourcing and acquiring land to selling the new homes that we have helped you to design and build.
